Idlewood Capital Plans Adaptive Reuse of NoDa Warehouse into 8,000 Square Feet of Street-Front Retail
CHARLOTTE, N.C. — Idlewood Capital, a private real estate investment firm focused on the acquisition and repositioning of neighborhood and community retail, today announced plans to transform a vacant single-story warehouse at 2025 North Davidson Street into approximately 8,000 square feet of multitenant retail in the heart of Charlotte's NoDa neighborhood. Idlewood acquired the property in August 2026 and submitted its land development construction plans to the City of Charlotte on September 29.
The redevelopment will deliver a fully refreshed exterior and a completely rebuilt interior, creating flexible shell space that can be tailored to each tenant's needs. The building is currently planned for four suites of roughly 2,000 square feet each, with the ability to combine or reconfigure spaces based on demand. The design also leaves room for tenant-driven features such as a rooftop bar or an expansive outdoor patio, along with a dedicated surface parking lot behind the building.
"Freestanding retail with dedicated surface parking is hard to find in NoDa. Most of the new retail in the area is ground-floor space in mixed-use buildings. With all the multifamily units delivering this year and next, demand for retail is only going to grow, especially for this type of product."
North Davidson Street has seen years of steady multifamily development, and the property sits within walking distance of hundreds of apartment homes, with more set to deliver over the next two years. It is also just a short walk from the 25th Street station on the LYNX Blue Line Extension, giving the property direct access to light rail. The site is already zoned Transit-Oriented Development – Urban Center (TOD-UC), which supports retail, residential, and commercial uses in dense, walkable areas near transit, allowing the project to move forward without a rezoning.
Idlewood is pursuing a tenant mix that complements NoDa's existing character, and early conversations have already generated interest from restaurant, coffee, and soft-goods retail users.
"There's a lot of character in these old NoDa warehouses, and we'd rather give this one a second life than tear it down. We're putting a new insulated roof on the building so we can leave the original wood ceiling and girders exposed on the interior. They've stayed in great shape over the years, and that's exactly the kind of detail that makes the space feel like it's always belonged on North Davidson."
Construction is expected to begin in late 2026 and take approximately four to six months, with delivery anticipated in the first half of 2027. Leasing for the property is being handled by Davis Hahn (davis@ascent.re) and Sarah Cooley (sarah@ascent.re) of Ascent Real Estate Partners.
